Individually or together we perform a variety of building inspection work.
Home inspections of single- and multi-family dwellings are completed to at least the minimum Standards of Practice of ASHI (American Society of Home Inspectors). Optional services with a home inspection include radon testing, scheduling wood destroying insect (aka "termite") inspections, natural gas safety inspection, sewer lateral scope, & in-depth structural examinations.

Structural evaluations of any building type or age are performed by a licensed engineer, often with technical assistance on site. We evaluate buildings for structural damage from wind, water, fire, impact, & neglect. Services include reporting on the extent of permanent repairs required and possible alternatives. We design, prepare CAD drawings, & assemble succinct specifications for building restoration, predominantly of a structural/civil nature.

Mr. Birenbaum performs structural and forensic examinations to determine cause of damage/loss, discover defects, assess functionality, reveal safety conditions, and recommend restorative procedures for residential, commercial, church, and school buildings. Expert witness and litigation support work is his forte. Evaluations of foundations for settling, wall shifting, mine subsidence, and deterioration of support structures. Perform impartial insurance loss investigations. Depth and breadth of knowledge of building envelope analysis and moisture propagation in buildings.
 
Perform inspections of residential and commercial structures. Conduct skyscraper façade inspections and manufactured home foundation inspections to determine if they meet HUD standards.  We partner with like-minded professionals to create nimble teams to accomplish goals.
 
Prepare plans and specifications for building modifications and repairs, and specifies materials for design and rehabilitation.
 
Deployed by FEMA as a structural assessment expert in the Florida Keys following Hurricane Irma October 2017. Packed to deploy for the next disaster.

Neil performs inspections to discover defects, assess functionality, reveal safety conditions, and recommend restorative procedures for single- and multi- family residential and commercial buildings of all types.

Serves as an engineering assistant with numerous structural evaluations of foundations for settling, wall shifting, and mine subsidence as well as evaluations for the cause of moisture intrusion and deterioration of support structures. Neil prepares CAD drawings for structural repair work.
Neil has over 120 hours of training through the American Society of Home Inspectors (ASHI) and over 250 hours of continuing education focusing on home inspecting and home components.
 
Mr. Kinser earned a Bachelor of Science degree in Natural Resource Management from Colorado State University in 2007 and previously studied electrical technology at DeVry University in Kansas City.

Neil has worked as a residential, farm, and commercial property manager in a variety of locations. He has 10 years of construction experience renovating homes and farm property and framing commercial buildings.
 
Neil volunteers his time with Rebuilding Together St. Louis performing home evaluations to assure safe and healthy homes for lower income families and those with special needs.
